In October, The Structural Insulated Company (SIPCO) won ‘The Best Use of SIPS’ award at the Sunday Times British Home Awards 2016, for their construction of this wonderful family home in Theydon Bois, Essex.

The 1950’s style chalet bungalow is set within the village of Theydon Bois, Essex, on an amazing 270 degree axis the property overlooks a band of Green Belt and boasts views of the London skyline.

The family wanted to create a 5 bedroom family home and approached Clear Architects to design the build.

Clear Architects Melanie Clear said of the design process:

“Our clients wished for a 5 bedroomed family home. Having 3 grown up children still living at home it was to create a place of sanctuary where they could all live harmoniously together, yet individually. For us it was how can we achieve this with a fairly small sized plot of only 796m2 without impacting on the neighbours nor making the building ratio to plot, out of scale.

With the existing topography and without being higher than the only neighbour, we felt we could push the design to gain 3 stories of accommodation, strange thought considering the existing properties small scale yet it seemed obvious to us. In tandem with a starting point of a ‘T’ form we developed a plan that provided the longest elevation to be formed flanking the Green Belt. Taking full advantage of the main views towards London for the main accommodation, we proposed an angled and feature entrance hall which addressed the street scene. This created a book end to the end of the street, where previously you didn’t even realise a house stood.”

The clients budget was not generous and one of their main objectives was to be as sustainable as as possible; thus the architects chose to build the home using SIPS. SIPCO who usually provide to the SIP industry contractors were dealt with direct by the architects and the client to save money.

The SIP cost was £89,614.00 added to the use of polished screed for the ground floor finish and a kit form stair put together by specialist carpenters; Clear Architects managed to bring the whole project in at an unbelievable £1100.00/m2.

Choosing SIPS allowed them to have a very front ended design and quick erection on site. The project started on site in December 2013 and the client moved in December 2014 with the project completing early part of 2014. “It is certainly our quickest build and our most cost effective to date.” – Melanie Clear.
