I’m new to this website so please excuse the ignorance. I provided data and obtained an estimated cost of £783/m2 (Standard finish/Main Contractor/E Midlands/2 storey/size medium). This compared with £970 from the May 2014 cost tables. Why the big variance? I am also unsure how the allowances are used eg for a Bespoke Kitchen cost of £4000 the calculator used £3402 after deduction of the default allowance of £598 (£5.13/m2) Is this in addition to the standard allowance of £3700 and is this allowance included in the build cost estimate of £783/m2?

    Hello Alan,

    The calculations used in the online calculator are more complex than the table printed in the magazine. The magazine provides more generalised costings whereas the greater level of specification on the online calculator means the estimate could be quite different.

    However, this does seem like quite a large difference so I will double check with the people behind the tool.

    As for the kitchen, the calculator gives you a full estimate and covers everything you input so treat the estimate as all inclusive (excluding VAT obviously as new builds are exempt).

    Sorry to not be able to give you a more conclusive answer at present.

    Hi Lindsey. Thanks for your prompt, interim response. I’ll be interested to know whether the build cost £/m2, provided in the result from the calculator, is considered more up to date and ‘accurate’. As for the allowances, can I safely assume the calculator has included, where appropriate, standard finish costs of Kitchen £3700, Utility £4700, Bathroom £3500, Shower room £3700 and Cloakfoom £1900?

    Hi Alan,

    Yes, the calculator will include those (as long as you have elected them to add to your calculation).

    I would recommend using the calculator for initial estimates, then doing a more detailed costing yourself when you are sure about what you want to include. Obviously, things like brick prices will vary (handmade tend to cost more than machine) and you might want to add cladding, or some additional features which we don’t include in the calculator.

    All sorted. Inflation has been updated now, so unfortunately your price/sqm will be a fair bit higher than before. It is now in line with our January 2015 issue so expect a hike.
