I own a small mid terrace house and I’m thinking of extending at the back. The property had a 2 story extension added I think 1990.

I would like to build a single story extension but one of my neighbours has access through my garden (there are gates through the gardens tight against the rear of property) and I’m wondering how this affects the planning laws. Is it ever possible to get permitted development/ planning permission? I’m assuming it must have been possible at some point as my house and direct neighbour have extended in the past.

Any advise would be appreciated as I’ve never come across this problem before
