The plot is divided into three parcels, each with permission for a two-storey detached house, private parking, garages, and gardens. The plot sizes are:

  • Plot 1: 285 sqm
  • Plot 2: 164 sqm
  • Plot 3: 160 sqm

The building plots have access arrangements (right of way during development) making this an appealing choice for self builders. Plots 1 and 2 share an entrance but transition into private areas, while Plot 3 has a completely independent driveway and garden access.

Planning permission was granted in December 2022 by Sedgemoor District Council for the construction of three two-storey detached homes on the site of existing agricultural buildings.

The proposed layouts for the plots include:

  • Plot 1: A ground floor entrance hall, cloakroom, kitchen-dining area, utility room, sitting room, an integral garage and four en suite bedrooms.
  • Plots 2 and 3: Similar layouts with a ground floor including a kitchen/dining room, utility space, and sitting room. The first floor features four bedrooms, two of which are en suite, alongside a family bathroom. Each plot also includes a separate garage.

How to secure the plots

The potential self build plots are being offered for sale for £450,000.

The development is subject to a Community Infrastructure Levy (CIL) payment of £21,254.27, unless the homes are built as self builds.
