I am currently purchasing a totally rundown property. The owner has been moved into care as they no longer have the mental capacity to care for themselves.

I understand that they lived there sporadically over the last couple of years – sleeping on the couch in the front room and picking up post.

There is no running water ( the toilets have dried out! ), no usable kitchen, bathroom etc.. a very sad state of affairs.

My question is regarding reduced rate VAT for renovations on properties unoccupied for 2 years or more. Would I be able to argue that the property was “unoccupied” due to the state of the property and the previous owners sporadic occupation?
