Major housing plans have been proposed in Yorkshire which will include self build and custom build homes, it has been announced.

Keyland Developments, Yorkshire Water’s sister company, has submitted an application for planning permission to Scarborough Council to build a 320-home residential scheme that will sustainably transform the existing site.

In the application, the developers cited their own evidence that there is a significant need and demand for different housing types within Whitby and Scarborough, and this is currently not being met by the housing market.

The application has been split into four distinct development sections: self and custom build, community land trust/cohousing, later living housing and small/medium-sized homebuilders.

The Yorkshire-based developers hope this approach will meet the diverse housing needs within the area and also accelerate delivery rates.

A Keyland spokesperson said: “There is a significant need and demand for different forms of housing within Whitby and the Borough, which is currently not being met by the housing market. [The new development] will cater for different housing providers including self and custom build.”

Building a Sustainable Community

The 23-acre Broomfield Park site, which is currently vacant, will be sustainably transformed into homes and associated infrastructure to support the community, including the creation of a community hub and public open space.

Luke Axe, strategic land and planning manager at Keyland Developments, said: “Supporting the local economic and housing requirements whilst being sensitive to the site’s setting has been our priority whilst devising the masterplan for this strategic site.

“Our sites will explore the role of volume, small to medium enterprises, later-living and self build products — creating places that are inclusive, healthy and sustainable.”

Earlier this year, work began on a similar project called Derwent Forest, which will eventually feature between 1,200-2,000 sustainable homes, including 25 self build plots.
