I am looking to buy a plot within a small holdings estate in Scotland. The plot has planning permission, however the roads (single gravel tracks) within the estate are in shared private ownership by the small holders & the main farmer (each has around 5% ownership). The seller is the main farmer who has access over the roads and also part of the shared ownership.
I know this is likely a legal minefield – so to ensure I ask all the right questions, I was wondering if anyone else has done anything similar and can guide me through the minefield – or scare me off its that’s the right thing to do.
Any guidance would be greatly appreciated.
