We are demolishing an existing semi-detached house, underpinning and making good the existing party wall, and building a new detached property. When completed, there will, in effect, be 2 detached properties.

Whilst LABC will offer a 10-year structural warranty on the new building, they won’t provide a warranty for the party wall.

We have a party wall award in place, written by our “agreed surveyor”, which doesn’t require a warranty on the party wall. However, I would like to have some warranty in place as an insurance for both us and our neighbours, with whom we get on amicably. Have you any advice?
