I am in the process of buying a house, and the garden backs onto a driveway which is owned by another property. At the end of the garden there is a building described as a detached garage which is falling down. We have been told that we have right of access of the driveway to get in and out of the falling down garage, so that we could build a new garage. I am worried that the ‘right of access’ may just be on foot and not for vehicles? Is that possible?

Also can anyone offer advice on how I would go about making an offer to purchase the driveway and a rough idea of cost? I have been told that roughly 10% of the value of the property is a good starting point, is that right?

The owner of the driveway has knocked down their garage and replaced it with timber fencing and a gate to make the garden larger and they do not have a car.
