Good morning we are trying to plan an extension ideally we wanted a 2 storey side and single storey rear using the new neighbour scheme to take advantage of the 6m. However we have been told that the volume is restricted to 40% of original building. I’ve been looking into permitted development and wrongly I assumed this wouldn’t be taken off the volume in regards to planning permission. How do we try to achieve what we wanted! I’ve been told that the side extension would probably take up our 40% quota! I have found article from other people in green belt areas who have had planning permission refused but managed to get more in using permitted development option? Very confused! We are semi detached and have very large garden.
