We have been to our local council as we want to do a 2 story extention which includes demolishing a single skin utility room. The pre planning letter basically says they have no objection however we need to be mindful of the 50% rule. The original house was tiny and it has been extended well over 50% by previous owners so basically does this mean we have no hope of getting planning permission? Thanks

    Just to add to this question – I have been reading about the Neighbourhood Consultation scheme and it appears we can add a single story extension without the need for planning permission – I can find no mention of green belt restrictions for this or taking into account previous development, so I assume we could use this rule? Any advise would be very gratefully received.
