I know this project was from a few years ago but we are about to move in to a 1970’s 3 bed bungalow in Orpington on 1/2 acre plot. Our intention is to build up, be it a loft conversion or adding an additional floor to make a master suite and guest bedroom/en-suite. We also plan to slightly change the layout downstairs to make kitchen and living area open plan and to change to exterior to make it more atheistically pleasing. Do you think we would be able to do all this with a budget of £100k? Any suggestions would be gratefully received.

    Hi….tricky to say. From experience a loft conversion with some interior layout changes could fall into that budget. Taking the existing roof off and adding a new wall and roof structure to create a new storey will be more expensive and therefore more likely to be outside your budget.

    Probably the next step will be to get some professional advice. The more accurate you can be with the description and dimensions of the design you want the more accurate the cost estimate will be. Maybe get an architect involved to discuss and draw up a feasibility design. This can then be passed to a builder or Quantity Surveyor to get an early cost estimate put against it based on the design and assumptions on finishes/ heating/ services etc. This should give you the ability to proceed with confidence with your exciting project!
