Our plot is at the end of an unadopted lane. There are several houses already on the lane (and they have been there for many years) and all checks with available registers show that the lane isn’t actually owned by anybody. We are being advised by our solicitor to take out an indemnity insurance and we wondered if anybody knew the rough cost or another way around this issue.

    It seems to me you have three options.
    Do nothing and take the risk yourself
    Take out insurance – Really you just need to get quotations for the answer to that as I am sure the risk needs to be measured – perhaps, current condition, size etc.
    Get the road adopted – Can be a real pain but it will improve the value of your home and make it easier to sell. It will remove the risk to insure and be one less thing to worry about!
