Hello. Very new to self build. Initially didn’t realize you could get a mortgage on land until reading the magazine. Now understand it is possible to get upto 90%. My question is, is there a time limit from buying a plot with DPP using a mortgage to actually starting the build as far as the mortgage is concerned? Can I buy a plot, pay the mortgage on it for year before I start the build? Thanks in advance, Shane.

    It will of course depend on the deal you strike with your lenders but in principle there is nothing preventing you hanging on for a year or so before you get on with the build. Many people do that in any event in order to improve the planning conditions or get their specification sorted. The lenders are keen to see you are able to repay the loan, not impose unnecessary conditions on you.
