Is there an easy way to check the depth of footings under an existing structure?
Our house had a sunroom extension to the kitchen when we bought it. It has full height cavity walls extending about 10ft either side, with UPVC glass the entire 20ft width & a polycarb roof. It is cold in winter & we want to replace the roof & the UPVC with either a tiled roof & bifold doors, or with a 'glass box' type design, retaining the existing walls and floor.
But there is no mention of footings on the plans for the existing conservatory, built in the 90's. The owners at the time didn't get building control signoff. Would it have been built without proper foundations? How can we check?
Hi, you need to dig a trail hole down alongside of the foundations to check if their are deep enough! I would ask the local building inspector to check them and sign them off! There is a small fee
You may also need to get Planning approval to change the roof from a glazed roof to a tiled roof. There are different allowances for conservatories than extensions. If you tile the roof it will become an extension rather then a conservatory. Also bear in mind the extra weight of a tiled roof over polycarbonate sheeting.
