how necessary is it to add the burden of cost by having a mec and elec engineer to coordinate all the heating, lighting, etc and can anyone recomend a reasonable priced one,building a 5 bed on the river in berkshire,3 years and about £150,000 in fees we are yet to start building and reluctant to add another fee if not necessary,Helen Weller

Helen.

I suppose it depends upon what exactly you want to achieve. If your after heat pumps (air ground etc) then you would need an Heating Engineer. Are you incorporating Heat recovery/air conditioning into the building?. Lighting can be designed by a lighing Engineer (expensive), but most good electricians can/would provided designs for lighting etc.

Is it possible to Email me some more information so I can point you in the right direction.

At this point I would say unless the systems are very complex you would need neither of them.

Dear Ian,thanks,we are having a lighting design so that can be done by the company we choose,the suppliers of the heat pump can do their plan and so can anyone else,our architect wanted us to have the engineer to coordinate the plans of everyone but can spend the money better elsewhere,think they like add ons as they also wanted us to employ aqs,this is my 4th new build and have project managed the rest with few problems so happy to coordinate them all,in for building regs next week planning has taken 3 years of hard work so cant wait to start,regards Helen

Hello Helen,

Im glad all seems to be going well, Not sure on what type of heating you are going for but If your using a Heat Pump I would recommend either Unico or IBD distribution, as both of these supply mini duct High Velocity heating/cooling systems (ideally suited for use with Heat Pumps)

Enjoy. If you deceide to go ahead with High Velocity/Mini nDuct Airconditioning/ UFH or Heat pumps or combinations We would be happy to provide a very competitive quote for you. Additionally our Heat Pump Engineers are accredited with the Microregeneration scheme so can apply for funding off the goverment for grant towards the project.

If not I hope you end up with the house you always dreamt of..

Hi Helen

Just came across your discussion - out of curiosity what the heck have you spent £150k on in fees? It seems an amazing amount considering you haven't started yet. By the way, you are a domestic Client aren't you? If not CDM comes into play, which in a way may have saved you some money in the first instance.

yes we are domestic,the fees are section 106,architects,structural engineer,flood risk assesment,code 3 sustainability,planners,building regs,etc,Helen

Our whole budget for the complete build is £150K so no way could we afford fees of anything like that. Apart from Section 106 which we don't have to pay we have had all the rest done for a tiny fraction of that cost.We also have Code level 4 rather than 3 which has taken some considerable time and effort to get to.
Are you sure you aren't being taken for a ride?

yes we are not being taken for a ride,the build cost is 1.2 mill as its a large house on the thames plus another next to it we needed flood risk etc and fees are also based on build cost,the relevant council also have fees based by where you build,but thanks for your concern,have built several times,good luck with your project
