Hi,
I was wondering if someone could give me some advise on the two different timberframe kits.
One kit from New World Timber Frame is the Timber frame on it's own. The timber frame is £15k then £4k Plus for erection.

The second kit is from Scotframe. Below is the specification you recieve with the kit:-

ScotFrame do not offer erection of the kit.
Could someone please advise me which house would be cheaper to build. I'll be using very similar materials for the 15K Timberframe kit.

The New World house spec doesn't say whether it is net or gross floor area of 150m2. If it is gross then it needs to be netted down by around 10% to compare with the Scotframe house floor area costs. To be able to get a reasonably accurate cost comparison you need to get the cost of the basic frame kit of the Scotframe, the rest of the spec you can increase or reduce on the New World but from what I see you can't on the Scotframe. Looking at the drawings,I would say the Scotframe house will prove to be the more expensive. The New World property is very basic, the Scotframe has far more work involved in it's construction with bays, hipped roof, built in wardrobes, additional bathroom. Your groundwork costs would be more expensive, there are more foul drain runs required in the Scotframe house. If you go by the illustration there are also stone cills and built up render surrounds to the windows which all add to the cost. You also need to check on what you get in the erection price of the New World kit (ie. scaffold, craneage etc). It really is up to you as to what you want at the end of the day, a very basic box which gives you the option to finish as you wish, or a more detailed property that dictates the finishes as far as joinery etc are concerned. Would you be happy with only one bathroom with that number of bedrooms? Questions only you can answer.

I have asked New world timber and they supply everything for erection. They build the kit to water tight. I will need to purchase windows but they have offered to fit the windows. Everything else I would need to employ a sub contractor.
I have also been thinking on designing my own house. It wouldnt be much different to the new world timber but would have a bigger rooms. is it cheaper to use there designs or to use my own design? I would of thought that they would mass build the frame on there designs?
So you believe that if I shop around for the rest of the New world timber build the end build cost would end up cheaper? I'm not looking to put qulaity products in the house. I want to build the house and then upgrade furnishing later when I can afford to. This isn't going to be a grand design house.

dunno if youve considered having the plans drawn up and having a chipie over for a short period to make up the 'kit' for you.
not a difficult task with the timbers, sheeting, insulation and membrane on site......oh and a drawing.
as for the roof trusses someone ingenious could quite easily help with minimum spend. i.e buy some tools (digger/ cement mixer) on ebay and sell em on when youre finished.
renting stuff will drain you.
you could try potton, or skyehomes too. Potton seem really helpful and their designs are flexible as they are just a guide. I would think that both these two have traditional styled houses - like the rectory range (P) and the longhouse (S)which are rectangular and easy to build. I have NOT built using them though.
I live not far from the inverurie scotframe and found they were a little expensive per m2 .
