Build cost advice? To put out to tender or not?

Hi, we are in the early stages of a self build. We have the plot and we have plans drawn up for a 4 bed, dorma bungalow, kitchen diner, 3 bathrooms, separate office on a half acre plot. We are trying to establish build costs and are thinking about putting the project out to tender.

Would people have a rough idea of what it would cost to build the above. It is roughly 170m2.

Any help or advice would be greatly appreciated...

There are several elements that determine the cost. The type of foundation required has a considerable impact on the cost, the method of construction, along with the standard of finish and the region in which you are building. The HB&R cost calculator is a rough yard stick but does give some kind of guide. If you go the main contractor route you need to be aware that 12-15% is usually added to the construction costs for overheads and profit. The guide doesn't give the option of Project management but I would assume BUILD ROUTE B is the nearest using subcontractors directly with an independent project manager.
If you are going out to tender to main contractors make sure you have all the information for pricing and that it is concise and correct, and request fixed price quotations or you could leave yourself wide open to extras. I wouldn't rule out the project management route, I think you might be pleasantly surprised on how much you can save going this route, keeping as much of a hands on approach as you wish but with expert guidance along the way.
