How To Self Build During A Recession - My Experience Of Building A Large Family Home
How to self build your dream home for maximum profit with minimal risk
I had a great day helping my some of my coaching program members learn how to profit from self build and property development and judging by the great feedback I had from attendees after the session I am glad you all found it helpful!
Here are some pictures from the day as well as a 10 minute audio clip of my architect giving a presentation on how to self build or develop for maximum profit with the least risk using techniques that many professional developers are already using.
We met at my plot - as you can see the existing property needs knocking down which we will do as soon as we have planning permission to do so.
It was quite windy on site so we went over to my architects office in Leicester City Centre. There he gave us a detailed presentation on the mechanics of self build and property development. I particularly enjoyed talking about finding great plots of land and how to keep build costs to an absolute minimum. My architects have worked on all sorts of commercial buildings, schools, ecclesiastic projects, residential developments and many more. I picked them because of their commercial experience (making them cost conscious) and the enthusiasm their partners showed in creating something truly spectacular out of my self build.
Here we are showing Tycoon Mastermind Alliance members my self build development taking shape. On the far left you can see the topographical survey (topo for short). On the far right are some drawings of the exterior of the property. In the middle we posted up our ideas for the interior based on a detailed brief that I sent over to the architects during the selection process.
After all the TMA sessions we usually head off somewhere nice to continue socialising and networking - on this particular day we decided to visit the brand new highcross development across the road from my architects office. They do great noodles here - I find them tricky to eat with the chopsticks however the other members all managed to use them. You can tell you are with a regular at this restaurant chain when they pronounce their favourite dishes in Japanese - Jay! (on the left)
A perfect end to a great field trip
You can listen to the audio recording of my architects presentation from here http://www.property-system.com/pod/2008/11/04/how-to-self-build-your-dre....
If you want to contact my architect about a building project you have in mind (he can work on small extensions right the way up to multimillion pound commercial developments anywhere in England and Wales) then feel free to drop me a line – I am sure he will be happy to give you a free initial meeting.
Thanks for reading my latest blog post.

Parmdeep Vadesha writes about his self-build project in Leicester. He plans to demolish the existing property on his site and build a 4,500 sq ft detached luxury home with an end value of at least £300/sq ft. He has been involved with developing in the past and fancied the challenge of a new self-build project!
