After structural problems with our recently bought old bungalow, the local council has passed plans to demolish it to DPC level and rebuild on the original foundations, calling the works ‘part-demolish and part-rebuild’. However, Building Control has insisted we call it a new build. So, is the work now classed as VAT zero-rated and do we have to go through NHBC to obtain a 10-year guarantee? Will the NHBC allow us to build on the original foundations?

As Building Control sees it as a new build, your project will be zero-rated for VAT purposes. A Structural Warranty is strongly recommended, but the NHBC can get a bit touchy about existing foundations — if they can’t help, try LABC (www.labc.uk.com).
